American Land Title Association (ALTA) surveys are typically ordered by a bank, lending institution or title company. The purpose of this type of survey is to insure title to the subject property and the real property in question is free and clear of all survey matters except those disclosed by a survey and shown on a map.
The rationale behind the ALTA survey is to set forth a minimum standard of performance related to the survey and map of survey and is very specifically defined in the Minimum Standard Detail Requirements for ALTA/ACSM Land Title Surveys, dated 2/23/2016. Within this report are specific requirements and details for the land surveyor to base the survey, including a Table A Optional Survey Responsibilities and Specifications which is made up of 21 items which the client or professional requesting the ALTA Survey can request be included in the survey.
